In practice, this means that they often lose hours searching for the right data, entering data into CRM systems and switching between different sources. This process is not only time-consuming and inefficient, but – let’s be honest – also a bit old-fashioned. Roger Berger, founder and director of RobinRocks, developed an innovative solution: a smart AI assistant that takes over all the research and repetitive tasks. This allows real estate agents to do what they are good at: closing deals and building relationships.

The challenge: How do you collect all relevant real estate data?

To build an AI assistant that really knows everything about every commercial property in the Netherlands, RobinRocks needed access to extensive, up-to-date and reliable real estate data. Think of rental and purchase prices, cadastral data, permits and amenities in the area.

“Initially, we didn’t know what data we needed,” says Roger. “But we did know that we wanted everything that could be relevant, also for questions that a commercial real estate agent doesn’t ask themselves yet.” The AI ​​assistant had to be able to retrieve all available real-time real estate data, so that real estate agents immediately have the right information. The big challenge was: how do you collect all this data in an efficient way?

Collaboration with Matrixian

RobinRocks came into contact with Matrixian during a market research at the real estate fair Provada. Roger says: “When I later thought: where am I going to get all that data from, I contacted various parties, including Matrixian.

“The contact with Matrixian felt good right away. Not immediately commercially oriented, but really thinking along with us. That gave us the space to discover what we needed.”

Matrixian provided RobinRocks with reliable real estate data via the following APIs:

  • Neighborhood Information API – for information about the immediate surroundings of the property, such as the facilities in the neighbourhood and the composition of the neighbourhood.
  • Cadastral Map API – for detailed display of the boundaries and properties of the plot.
  • BAG API – for official registrations of real estate objects.
  • Property Characteristics API – for property features of commercial real estate.

The solution 

RobinRocks found the solution in a collaboration with Matrixian. Roger says: “Matrixian specializes in high-quality real estate data and API solutions. They think along with you and ensure that you have fast and efficient access to the information you need.” By using Matrixian’s APIs, RobinRocks was able to effortlessly collect and process the necessary data in their AI assistant.

RobinRocks successfully realized 17 data connections and integrated 180 data points, allowing their AI assistant to automatically retrieve all relevant information about commercial properties in the Netherlands. In addition, the assistant performs tasks such as automatically filling CRM systems with all necessary real estate information, and brokers can easily have assignments carried out, such as generating quotes in the client’s house style. This not only saves time, but also increases the efficiency and accuracy of their processes.

Results and impact

Since going live on January 1st, RobinRocks has signed its first customers and has multiple new contracts in the pipeline. The partnership with Matrixian has helped to:

  • Save time – Manual data entry has been reduced from 3-4 hours per day to a few minutes.
  • Increase efficiency – Brokers can retrieve reliable data directly and have it processed automatically by their AI assistant.
  • Ensure reliability – RobinRocks can now offer high-quality data to clients, increasing trust in the platform.

Delay due to a slow API connection is not an option.
